Quantifying post frame’s sustainability

Green building is one of the most dynamic market forces in construction today. Post-frame buildings are considered sustainable, but until very recently little documentation existed on the energy efficiency and the reduced impact on the environment created by post-frame buildings. However, members of the Technical and Research Committee of the National Frame Building Association have developed life-cycle analysis (LCA) and life-cycle costing (LCC) tools to account for post-frame construction’s sustainable attributes.

“Green building” is based on producing more sustainable buildings and is the basis for green building certification systems such as the Leadership in Energy and Environmental Design suite of programs, Green Globes, National Green Building Standard and the International Green Construction Code, which is currently under review. These certification systems encourage many building practices including the use of recycled, regionally produced and rapidly renewable materials.

Current methods of post-frame construction contain many green elements, including
· reduced site disturbance
· less use of wood to create the structural system
· engineered systems for the roof structure
· a building cavity with room to accommodate insulation to meet International Energy Conservation Code requirements — a must for many green building systems
· flexibility of interior design due to the absence of interior structural columns.

LCA. One area of study to help support the claims of post-frame construction as a green building method is the building’s life cycle — a collection of all inputs (materials and energy) and outputs (product, waste, emissions) required by a structure for the intended service life of a building. The IGCC, the National Green Building Standard and Green Globes include a whole-building LCA as an elective, but at this time no green building certification system requires it. It’s important to note, however, that green building systems are constantly undergoing evolution and growth, and the need to document the environmental effectiveness of buildings will only continue to increase.

Although many whole-building LCA software packages exist, post-frame buildings are not currently included in any of these programs as a building type. A spreadsheet tool, which will be available on www.PostFrameAdvantage.com and the NFBA website (www.nfba.org) in coming weeks, features an equivalent conventional wood-frame structure with modified material inputs to create an analogous post-frame structure. In the tool, three building examples are included — a residence, a large church addition and an unconditioned storage facility — to demonstrate how the spreadsheet and post-frame building components can be integrated into different building designs.

LCC. LCC is a method to determine the entire cost over a product’s intended life cycle. For buildings, the main factors considered are initial cost, operating costs, replacement costs and maintenance or repair costs. LCC is an economic assessment that includes detailed energy modeling of the structure. LCC does not include environmental impacts of the building and is not currently included in any of the green building certification systems. The main use for LCC is as a purchasing tool for predicting the expected costs of a structure, rather than focusing only on the initial construction costs.

These life-cycle tools allow the assessment of the environmental impacts of post-frame building systems and give green building professionals more tools for building evaluation. Architects should be aware that, in many building projects, post-frame systems can reduce the amount of structural materials used compared to other building systems. FBN

Why don't we offer square foot pole building pricing?

Comparing square foot prices between buildings typically doesn't display a fair cost analysis, at least in pole buildings. The costs of buildings trend into an economy of scale. As the square footage increases, typically the price per square foot decreases. An example would be to compare a 12' x 12' building to a 24' x 24' building. We would have a similar amount of installation time involved in both buildings, so the price per square foot would be drastically different. This comparison holds true between a building with many optional features and a very basic building.

Because of the inaccuracy of square foot pricing, we price all of our buildings based on each piece of material and the amount of time required for installation. This is how we can give you a building price and stand by it without additions during construction.

Horse Riding Arena Design

In the cold and wet northwest, weather can shorten the amount of time one can comfortably ride a horse outdoors. A covered horse riding arena will allow you to ride all year long. A post framed arena and barn facility can be designed to fit you needs and budget. A large clear span pole building can be the best way to train and ride horses all year long. Post framed riding arenas are wood framed and steel covered structures that are built strong and durable to last many years. The size options are virtually endless and can be designed with many features to suit your horse riding needs.

Pole building riding arenas can be designed with no walls, partial walls, fully enclosed, with doors, and with lean-toos for stall areas. Arenas can also be fitted with roof vents, translucent light panels, electric lights, and exterior wall liners. The arena’s riding surface can be dirt, sand, clay, sawdust, wood chips, hog fuel, or recycled rubber.

A fully enclosed arena provides protection from the elements with the option of large doors for access and ventilation. A roof only arena allows for a cool summer breeze and allows dust to escape the building. Partial walls can be the best of both worlds, providing protection from weather, containment of horses, ventilation, and a view outside.

The stall portion of the building can be fitted with any size stalls desired, although an efficient size is 12’ x 12’. Tack rooms, washrooms, lunchrooms, living areas, and viewing areas are also options. If the stalls are built with ceilings, the area between the ceiling and the building’s roof provides a large space for hay storage. The floor of the stall area can be natural dirt, gravel, concrete, or outfitted with rubber mats.

Light panels in the roof or walls of a horse riding arena provide a great source of natural light, while still providing protection from the elements. Modern technology allows light panels to be stronger and longer lasting than panels of the past. Electrical lighting can also be installed in arenas to provide illumination. The lights can even be situated so they reflect off the metal roof’s white inside surface to create an even glow throughout the building.

Tongue and groove lumber or plywood can be installed to the external walls of the building to create a liner that acts as an attractive safety barrier for horses. The building’s structural posts are a perfect attachment point for the liner.

A covered post framed horse riding arena is the perfect way for the horse enthusiasts to ride out of the wind and other elements. You and your horse will be pleased with the investment.

Occasionally, the demand for our product and almost 40 years of experience causes our backlog to be a bit larger than other pole building companies. Our potential customers sometimes feel they need to get their building started sooner than our schedule will allow. But with our reputation for customer service and quality, we must remember, “good things come to those who wait.”

We build economical buildings and do our best to keep our cost down, but of course we can’t claim to be the least expensive pole barn builder around. We play by the rules, purchase quality materials, and treat our employees well. These are all things that improve your pole building construction experience. Can a pole building be a home?

Yes, post frame design can be used to build a home. This type of construction is prevalent in the mid west and east coast for homes and commercial structures. Post frame design is often more cost effective, depending on the plan, greatly due to the lack of a foundation and often less materials needed for framing. Much of the reason there are less materials needed for framing is because materials are used more efficiently in post frame design. Of course, the complexity of the design dictates the cost effectiveness. If the design has a roof other than a basic gable (hips & valleys) or uses large spans between the posts on the eave wall side, the cost effectiveness is diminished. Not to say a complex design can’t be done, its just not as cost effective.

So if you’re looking at an economical and unique option for your next home, a pole building home may be for you!

If you decide to have us construct your building, we will send you a written contract with a full description of the work to be completed. If your building requires a residential building permit we will ask for a down payment with the signed contract to cover the cost of the engineering. The balance will be due on the day of the building's completion. Once we receive the signed contract, we will put you on our schedule and order your engineering (if engineering is required). In most jurisdictions it will be your responsibility to take the engineering to the county to obtain your building permit.

Once we begin construction, our crew will drill your post holes, set the posts, frame and side the building, and install your doors. All of the work is done by our own employees, not subcontracted. Therefore, if you have any questions or problems during construction, we are able to address your concerns quickly.

AGRICULTURAL BUILDING

Approved Agricultural Building Exemption Application Required

“Agricultural Building” is a structure located on a farm and used in the operation of such farm for storage, maintenance or repair of farm machinery and equipment or for the raising, harvesting and selling of crops or in the feeding, breeding, management and sale of, or the produce of, livestock, poultry, fur-bearing animals or honeybees or for dairying and the sale of dairy products or any other agricultural or horticultural use or animal husbandry, or any combination thereof, including the preparation and storage of the produce raised on such farm for human use and animal use and disposal by marketing or otherwise.

“Agricultural Building” does not include:
(a) A dwelling;
(b) A structure used for a purpose other than growing plants in which 10 or more persons are present at one time;
(c) A structure regulated by the State Fire Marshall...;
(d) A structure used by the public; or
(e) A structure subject to... the National Flood Insurance Act of 1968...;

EQUINE FACILITY BUILDING

Approved Equine Facility Building Exemption Application Required

“Equine Facility” means a building located on a farm and used by the farm owner or the public for:
(a) Stabling or training equines; or
(b) Riding lessons and training clinics.

“Equine Facility” does not include:
(a) A dwelling;
(b) A garage;
(c) A structure in which more than 10(ten) persons are present at any time;
(d) A structure regulated by the State Fire Marshall pursuant to ORS 476
(e) A structure subject to the National Flood Insurance Act of 1968
(f) A building used for storing any personal belongings (i.e. boats, RV’s, automobiles, boxes, junk, etc.)

ALL OTHER BUILDINGS

Approved Building Permit Required

“All Other” means any building being used in manner not allowing “Agricultural” or “Equine” status.

Examples of “Other Building” are:
(a) A dwelling;
(b) A garage;
(c) A shop;
(d) A storage building;
(e) A structure in which more than 10(ten) persons are present at a time;
(f) A structure regulated by the State Fire Marshall;
(g) A structure subject to the National Flood Insurance Act of 1968

It is always a good idea for a consumer to check out any contractor they hire. This is especially true today. The current economy has driven many “handymen,” contractors of a variety of specialties, and otherwise inexperienced people to try tackling the pole building market. Evidence of this can be seen on Internet classifieds, in local newsprint, and on every other utility pole as you drive around town. This evidence doesn’t deny that these pole building hopefuls aren’t skilled craftsmen, but their inexperience often shows in their legal credentials.

The Construction Contractors Board (CCB) states, “most construction projects can go smoothly if consumers do their homework by checking out their contractor, setting realistic expectations, and making wise decisions during the project.” Some of the CCB’s suggestions include verifying the contractor holds an active/current license, bond, and liability insurance. A consumer should check for a history of disputes or disciplinary actions. The CCB also suggests that a consumer asks the contractor for references and checks with previous customers. In addition to the sources listed above, it’s a good idea to see if a contractor is a member of a trade association. Vapor Barrier

Our buildings come with a Rufco vapor barrier. This is a white polyethylene material that is installed between the roof framing and the roof metal. Rufco acts as a barrier to prevent sweating (condensation) inside the building.

We offer an option of metal building insulation in the roof and/or walls of your building. This is 1-1/2” fiberglass insulation with a polypropylene backing reinforced with tri-directional fiberglass/polyester. The benefits of this option are to add a small r-value (around r-6), sound deadening, and resistance against condensation forming inside your building.

Why you won’t see Econ-O-Fab Buildings signs on utility poles?

We at Econ-O-Fab Buildings have vowed to keep our conventional advertising mediums such as newspaper and internet, and will not post signs on local utility poles for two reasons. One, it is distasteful and unattractive to clutter our beautiful countryside with advertisements. And two, people do not realize it, but it creates a safety hazard to the line workers who have to climb the poles to make repairs. The sign, staples, nails and tacks that are used can cause very serious damage and risk injury to the lineman, their equipment and protective clothing. This is why posting signs on utility poles is illegal in many areas.

Is Wood Framing "Green"?

Every day, each of Earth’s 5.4 billion inhabitants, on the average, uses a four pound block of wood. But the average American uses 3.5 times this much wood. Should Americans be using less wood?

-Steel, aluminum, plastic and concrete are often mentioned as substitutes for wood, but these resources are not renewable. Wood is the only natural resource on Earth that is renewable, recyclable and biodegradable.

-The only energy required to grow a tree is the sun. As trees grow, they remove carbon dioxide from the air, and give off oxygen.

-Wood manufacturing processes consume only 4% of the energy used by all primary industrial raw manufacturers.

-Global demand for wood will increase by 50% by the year 2020, but governments around the world are establishing more new forest preserves where harvesting is prohibited. Left unanswered is this critical question: Where will we get our daily wood?

-We believe the world should be using more wood, not less, because no other natural resource on Earth can match its environmental advantages. But first, nations must make a major global commitment to growing our daily wood, just as we do our daily bread.

When you decide to have Econ-O-Fab Buildings construct your building, we will send you a written contract. Once we receive your signed contract, we can put you on our schedule and order your engineering. When we receive your engineering, we will send it to you so that you can apply for your permit. In many cases, we’re ready to begin construction as soon as your permit is issued!

Why do we ask about your elevation?

When we are preparing your price quote we ask what your job site elevation is because it determines your building's snow load. Snow load weight can drastically effect your buildings structural design. Increased snow loading effects purlins, trusses, rafters, posts size, and footing size. Increasing the capacity of the structural components usually increases the material costs. We want to know this information up front so there are no surprises down the road.

Can I add on to my building?

Pole buildings are generally very adaptable if you need more room! Most designs allow extensions to both the eave and gable walls. In some cases, we've even been able to increase the height of an existing building. Doors and windows can also be added in the future.
Just contact us and we can meet with you to see how your building can be adapted to better fit you needs.

What about excavation, concrete, or gutters?

Although Econ-O-Fab Buildings does not do site work, install concrete floors, or gutters,we would be happy to recommend another reputable contractor to you.

Why do I need engineering?

Public safety, health and welfare is the primary responsibility of all professional engineers and code enforcement officials. It is because of this that post frame buildings must be designed and analyzed by a licensed professional engineer or architect. To realize the potential 40% to 60 % cost savings over stick frame structures that are possible with post frame construction, all the important structural components of the building must be highly stressed. Since the members that comprise the building’s structural skeleton (posts, wall girts and roof purlins) are very highly loaded at maximum snow and wind conditions, a design professional must verify by analysis that they are not overloaded.
